What does it mean to be “green” and why should we care?

The short answer is that it means a lot of different things to many people and companies. Green remodeling and building guides every step of design and construction, from designing an energy efficient addition to installing an air conditioning system. Green remodeling is alternately described as “sustainable” building. Simply, will this structure last for generations and require minimal energy and maintenance? At JEB Design Build, we believe that question is critical.

The term “green remodeling” generally means using products and practices that do the following:

  • Improve indoor air quality during and after the remodeling project. Our health is directly affected by dust, humidity and chemicals in our air. In the south, one of our main concerns is heat and humidity which can increase mold.

  • Lower the pressure on the environment through specific products. We must recognize that there are limited renewable resources. Which products are sustainable and renewable?

  • Reduce the use of water. Even in the south, where water is relatively abundant, clean water is at a premium. We must prepare now for the future, when clean water supplies will be strained.

  • Reduce the “carbon footprint” of a home. That means the home should use less energy over its’ lifetime. Earth has a finite amount of resources to produce energy. This makes sense for our pocket books.

  • Reduce the chemical danger to people who live in the home. Many products installed in our homes produce gases that can be detrimental to our health.
 
  • Increase the sustainability of the home and products in it. That means the home should last many, many years longer and require less maintenance. Here in the south, moisture is our enemy. We have to design and build so that our structures can easily dry.

My father and grandfather built houses that were much simpler in design, products and construction. We know more about how houses work than we used to.  Call it science, but the building industry has advanced. And we require much more of our houses than in the past. We now want designs that are more durable, more comfortable and healthier than “conventional” houses. This increased technical prowess has made it possible to apply sensible building practices to all kinds of house styles. studywall

What is wrong with the way houses were built in previous generations?

There was much waste of abundant natural resources. It would be ridiculous to suggest that every house constructed before “green” is substandard. Here in the south, there are many houses that have survived and thrived for 150 plus years, even if they are a bit drafty. And then there are houses 10 or 20 years old that have serious structural problems caused by sloppy workmanship, inappropriate or substandard materials or both. In our climate, moisture and humidity can be the “undoing” of houses in a hurry. Just think back a few years to the “mold” crisis in some southern houses.

For years, houses have been remodeled and built with “conventional” building techniques that were haphazard and wasteful. Throughout my career I have repeatedly seen poorly designed houses and additions which created unhealthy living spaces, not to mention eyesores. They can be unhealthy places to live because of airborne mold, toxic chemical off-gassing and overall poor air quality. At JEB Design Build we consider good design as “green”, because throughout the generations beautifully designed houses are loved and preserved for generations.

Green building is an approach that helps designers, builders and all of the other trades get involved in the whole process, yielding a more “integrated” structure. There are specific, measurable steps that builders can employ to make sure the house will reach its full potential for durability, comfort and efficiency. The practices and principles behind green building are now well enough understood. One example that we follow is recycling appliances, demolished materials and concrete. We believe the payoff can be very rewarding for both the builder and the homeowner. Another example is using specific materials and methods to exclude water and moisture from a structure.
